Make sure you’re doing business with a licensed property manager. Make sure they’re experienced and that they are trustworthy. Check their business philosophy and make sure it lines up with your own. Do your research!

We cover the greater Greenville and Spartanburg areas (i.e. we manage properties in Anderson, Cherokee, Greenville, Pickens, and Spartanburg counties.

Please call our office for specific information regarding our management fees. We do provide discounts to investors who want us to manage multiple properties.

We don’t charge you anything for marketing! Management fees start applying once we have filled the property. All repairs done to vacant properties are billed to the owner.

No! You can have contracts with several property management companies. All we require is that you do not have any other contracts for the specific property we are managing. We also do not rent homes you are concurrently trying to sell.

Our average vacancy from 2021 was 2.5%.

There are many factors to consider when trying to figure out how long it will take to rent a particular property, and it is different for each. Our average this past year has been 20 days from listing to deposit. We have rented homes in less than a week, but sometimes it can take a month or longer depending on whether or not the property is at the right price point.

We have an advanced marketing strategy that focuses primarily on web marketing. Our advertising is done through multiple websites, signage, flyers, and print marketing.

We conduct a comprehensive background check for every adult renter or occupant. This includes a credit check, rental history, address history, and criminal background check. We also verify employment and income.

Rent is due on the 1st. Per SC law, tenants have until the 5th to pay without penalty. On the 6th we charge a $50 late fee with a continuing daily charge up to a $95 maximum. All late fees are paid to HTSI. If the tenant has not paid by the 15th, we file an eviction. However, at our discretion, we may file an eviction much sooner.
