Robert founded Houses and Then Some, an upstate real estate investor and owner of multiple rentals in the area.
Robert recognized the need for investor-minded management team that understands the cash flow aspects of rental property.
In the years since then, Robert has led Houses and Then Some to constant growth and a reputation for high quality service.
Josh Warthman
Vice President of Sales
Josh leads the strategy and sales efforts of our team as we assist Upstate owners, investors, and clients reach their real estate goals.
A licensed South Carolina real estate broker and REALTOR®, he brings decades of leadership in sales, operations, and team building. Josh is known for his warm, people-first approach.
An avid outdoorsman active in the community and youth organizations, he’s a devoted husband of more than two decades and proud father of two.
Ricky Hall
General Manager
Ricky joined Houses & Then Some in 2022 after twenty-two years in the restaurant business. In his role as General Manager, he continues to use his skills by leading our staff through coaching and overseeing the daily operation of the business.
His favorite responsibilities are helping tenants, clients, and fellow team members deal with issues that need a solution.
He strives to provide a culture where HTSI team members can enjoy a positive work environment as they maintain a high level of service to all the people they come into contact with.
Kevin Cribbs
Broker-In-Charge, Property Manager
Kevin’s experience as an investor has led him to discover how important any and every real estate transaction is. Having been a part-time real estate agent in the 80’s and having personal experience as an investor, Kevin decided to become a full-time agent for Houses & Then Some Realty. This experience has also given him a keen eye to help his customers see the little things that many may overlook.
Kevin works with both buyers and sellers and has a special interest in farm and land acquisitions. Kevin also belongs to Upstate CREIA, a local Real Estate investment group.

Mary Rice
Maintenance Manager & Client Relations Specialist (Greenville)
Mary has worked in real estate property management for over twelve years with experience in multi-family, commercial, industrial, retail, and single-family property management.
She graduated from Clemson University in 2004 and quickly began her career managing multi-family properties with Easlan Management. After Eight years in multi-family Mary moved to Georgia and started managing a vast portfolio of real estate including Class A commercial office space, industrial/flex space, and retail centers across suburban Atlanta for Lincoln Property Company.
After the birth of her son, Charlie, in 2015 Mary relocated home to Greenville and joined Houses & Then Some in 2016 as Maintenance Manager & Client Relations Specialist.

My 25-year career in Retail/Wholesale Marketing along with 15 years in the Hospitality Industry has taught me that the greatest assets I can bring into a relationship are listening skills and knowledge.
I am a former Tennis Professional and still compete on the National level. As a Realtor/Property Manager, I recognize the challenge that every client/customer has a specific need and I pride myself in being able to define that and I enjoy the challenge of securing that for them.
Some say that I have a strange sense of humor, but I enjoy my work and love the interaction with people. I promise that if I don’t know the answer to a question, I will acknowledge that and find the answer ASAP.
Tina Mosher
Assistant Staff Accountant
Tina is the Assistant Staff Accountant at HTSI, where she manages payments, invoices, and statements as part of the Finance team. She joined the company in December 2022 and enjoys the strong family atmosphere, where everyone is personable and truly dedicated to serving clients and customers with care.
Married for 28 years, Tina is the proud mom of three children and grandmother of two. Outside of work, she enjoys spending time with her family and appreciates being part of a company that values both personal and professional connections.
Carol Lee
Finance Assistant
Carol joined Houses & Then Some in August 2024, bringing experience from her prior role as an administrative assistant at another property management company. As Finance Assistant, she handles the financial machinery that keeps the business running: paying repair and utility invoices, processing tenant payments and owner contributions, and preparing owner statements and payments. Her work touches nearly everyone HTSI serves, from owners and tenants to vendors and fellow team members.
Detail oriented and methodical, Carol follows each procedure carefully to make sure the numbers are right and the timing is dependable. She takes real satisfaction in the monthly rhythm of the work, and what she values most is being able to answer a question or address a concern with kindness and in a timely way. Warm and approachable, she pairs precision with a friendliness that makes her easy to work with.
A native of Oconee County, Carol spent a couple of decades in Missouri before returning to South Carolina about twelve years ago. She’s the proud mother of three grown daughters and enjoys stained glass and fused glass projects, reading, and time with her girls.
Summer Kimmell
Receptionist
Summer is often one of the first people you will speak with when contacting Houses and Then Some. She helps keep communication flowing and makes sure questions are directed to the right place so our team can respond quickly and effectively.
Before joining HTSI, Summer spent about eight years working in healthcare as a CNA and medical courier. That experience shaped her attention to detail, reliability, and care for others, all of which carry into her role today.
Summer grew up in Pelzer, South Carolina and enjoys the small-town values that continue to guide her approach to work and life. Outside of the office, she enjoys spending time with her husband, son, and their three dogs. You can often find her outdoors fishing or hiking, or relaxing with a good true crime show.
