The answer is no, not at the same growth percentages. Values have been on an upward trajectory since 2020! But has the real estate sales market peaked? This is what the data is beginning to show. However, it is still hard for buyers to find a house! And properties are in multiple offers every day! So we are still in a seller’s market!
The Rental Market Experience
The rental market has felt a more substantial increase! Rental rates during this time in Greenville, SC, and surrounding communities have had a growth rate of close to 10% a year or more, depending on location, product, amenities, and condition, etc. Since July though, pricing has begun to flatten and just since September, there has been an increase of days on the market.
Enjoy the increase in values and rents while they are here, and know that with inflation and high demand, you are in the right place as an investor! So that’s good! And yes, the bad change could come around. We have seen it before, and hopefully, it won’t get ugly. Just know that residential real estate is an investment class which has its ups and downs.
