Hurricane Helene recently came through the upstate of SC and caused major damage. A significant number of claims were due to trees falling caused by high winds. The ground being saturated by heavy rains only made the trees fall much easier. I would like to discuss how the rental policy responds to these falling trees.
Most rental property owners insure their properties with a dwelling fire 3 policy form. You may have a different form and I would be glad to discuss the different forms with you on an individual basis. My contact information is listed below. However, for this article we will be discussing the DP3 form.
If a fallen tree hits a covered structure on the policy the tree removal is included in the claim along with the repair/replacement of the damaged structure. Only one deductible applies. If you have a separate “wind/hail” deductible then that deductible would apply instead of the “all other perils” deductible. Wind/hail deductibles are typically higher than all other perils deductibles and are becoming more common due to the increased frequency and severity of storms.
If a fallen tree does not hit a covered structure on the policy then there is no coverage for the removal of the tree in this claims scenario.
