Make sure you’re doing business with a licensed property manager. Make sure they’re experienced and that they are trustworthy. Check their business philosophy and make sure it lines up with your own. Do your research!
We cover the greater Greenville and Spartanburg areas (i.e. we manage properties in Anderson, Cherokee, Greenville, Oconee, Pickens, and Spartanburg counties.

Please call our office for specific information regarding our management fees. We do provide discounts to investors who want us to manage multiple properties.
We don’t charge you anything for marketing! Management fees start applying once we have filled the property. All repairs done to vacant properties are billed to the owner.
No! You can have contracts with several property management companies. All we require is that you do not have any other contracts for the specific property we are managing. We also do not rent homes you are concurrently trying to sell.

There are many factors to consider when trying to figure out how long it will take to rent a particular property, and it is different for each. We have rented homes in less than a week, but sometimes it can take a month or longer depending on whether or not the property is at the right price point. Comprehensive Background and Credit Checks – Our screening process includes detailed background and credit checks, ensuring prospective tenants have a history of financial responsibility and integrity.
Verification of Employment and Income – We thoroughly verify each candidate’s employment status and income to ensure they meet the financial requirements for tenancy, maintaining a standard of 3x the monthly rent in income.
Past Rental History Analysis – We meticulously review candidates’ rental histories, looking for indications of responsible tenancy, including care for property and adherence to lease terms.
Rent is due on the 1st of each month. Under South Carolina law, tenants have until the 5th to pay without penalty.
If rent has not been received by the 6th, a $50 late fee is applied, with a continuing daily charge up to a maximum of $95. All late fees are retained by HTSI.
If rent remains unpaid by the 15th, we file for eviction. In certain situations, we may move forward with filing sooner, depending on the circumstances.
We take rent collection seriously. Once the 5th passes, our team begins proactive communication, including calls and in-person follow up when necessary. Our goal is to protect our owners’ cash flow and address issues quickly before they escalate.
