The Impact of Timing on Real Estate Decisions

Recently, I’ve encountered several inquiries regarding the timing of real estate transactions: Do you think people will wait until after the New Year to move? Should we wait and see what happens with the new regime in Washington? My perspective is straightforward—we often attribute too much significance to these events. While elections are undeniably important, it’s unlikely that most individuals will postpone pivotal life decisions due to an upcoming change in government. Essentially, if life necessitates a move, any day is opportune.

Real Estate Transactions: A Year-Round Endeavor

The question of whether to delay selling or renting a property until after the Holidays is also prevalent. It’s important to recognize that individuals continue to seek new living situations for various reasons, including job transfers, changes in marital status, adjustments in school districts, shifts in the cost of living, military obligations, and many more. The year 2020 has introduced additional motivations. Notably, even politicians relocate during this season, reflecting a spectrum of emotions and circumstances. Consequently, the advice remains consistent: do not hesitate. Having your property available on the market for an extended period increases its visibility and potential for success.

The Dynamics of Moving

Our experience confirms that people relocate throughout the year, including on Christmas Day and New Year’s Eve. The Holidays may actually present an ideal time for many, as work schedules tend to slow down, and some businesses close, providing additional flexibility for moving. A property that is well-maintained, appropriately priced, and presents a welcoming atmosphere is likely to attract interest regardless of the season.
