Screening, Showing, Placement
Once you’ve signed a contract with us to manage your property, we immediately start marketing the home if it is rent-ready (if it’s not, we can leverage our network of contractors and vendors to get it ready as quickly as possible!) We have a comprehensive marketing program with a primary focus on internet marketing. We post ads on a wide variety of sites, including our own: Trulia, Zillow, and Craigslist, to name just a few. We also market on Facebook.
Once the calls begin to roll in, we vet potential tenants with three simple questions before setting up a personal appointment:
- What is your income?
- Have you ever been evicted?
- Have you ever been convicted of a crime?
These three questions weed out most prospective tenants who do not meet our basic qualifications: tenants must make 3x the rent in monthly income, have good rental history, and not have a serious criminal background.
Once they qualify, we set up an appointment (we do not allow prospective tenants in your properties without a licensed property manager present) and our property manager interviews them.
If they apply and are approved, they can hold a home on deposit for up to two weeks, and we require the security deposit as well as the first full month’s rent up front before we sign the lease. If they haven’t signed a lease within that two week period, the house goes back on the market and their deposit is forfeited.
Maintenance and Collections
Maintaining your investment properties can be a huge hassle – that’s why we take care of it for you. Once you’ve signed the contract, set up a maintenance reserve, and the tenant is placed, the tenant calls us for any and all maintenance concerns. For small issues, like fixing a door or a leaking sink, we won’t bother you (unless you want us to!). For larger maintenance items, we’ll check with you first to get approval for the repairs – you won’t be surprised by a large maintenance bill on your statement.
Regular inspections are carried out, with several comprehensive inspections happening a year. Our property managers are also constantly driving by our properties just to see how they are looking, and we schedule additional inspections for properties that have had a higher than usual amount of maintenance requests.
We also take care of all collections. We email a bill every month. They are always aware of exactly how much they owe, whether they have a credit or they have a few late fees added on. Rent is due on the 1st, and tenants have until the 5th to pay without penalty (per SC law). Once the 5th rolls around, we start calling and knocking on doors to make sure you get your money.
If any tenants decide not to pay, we also take care of all the eviction paperwork and proceedings. We’ll file it, keep up with it, and make sure it gets done – all you have to do is wait for us to let you know it’s done.
Record Keeping and Reporting
We keep detailed records of the cash flow for your property. All rents that come in, maintenance expenses, and any other items are listed and sent to you in your report. We keep these records for years, so if you ever lose your copy we will be happy to mail, fax, or email a copy over to you.
By law, management companies have to get your money to you within 30 days after receiving it, and most property management companies wait until the end of that period to send it to you. That’s not how we do business. We understand that you have bills that need to be paid for these properties.
We strive to send you your money by the 15th of every month – that’s two weeks before you would get your money from other companies.
If you’d like us to deposit your funds directly, we can do that too. Our commitment is to make owning investment properties easier, and that guides us in everything we do for you.
The only times that we wouldn’t send you your money by the 15th is if the tenant pays late or if we’re waiting for a check to clear – but that’s what our collections team is for!
