Good food and bad motel?


When traveling as a child our family always said it was best to go to a restaurant that was full and busy because it must have good food! But then we would look for a motel which had a “VACANCY” sign and was empty so this to me was confusing….. If it was not full was it still going to be good?

Don’t be confused when it comes to renting out your home! Rental properties work best when FULL that way you make money round the clock right? If a property looks good, smells good and is priced right it should rent quickly in today’s market! Time is money!  Attempting to get premium rent but costing yourself 2 or 3 months of additional vacancy is expensive! Do you have a place to stay tonight? – What about Renter’s Insurance?

These two questions were front and center last month when the remnants of Hurricane Irma powered through South Carolina!  We had several rental units without power and Duke could not make repairs due to big trees snapping power poles and twisting up power lines! Tree vendors were running behind as well as insurance adjusters…This all made for an unfortunate perfect storm (pun intended) for our tenant/customers to be without air conditioning, refrigeration or lighting! For several tenant/customers, this rocked on for two weeks!

With no AC and TV or internet, it can get rough especially long term!! People get aggressive and agitated! Stressed!! A regular landlord hazard policy does not cover tree or debris removal and if it came off the neighbor’s lot it is in the “no cover” zone for sure. And more importantly, it does not cover the tenant/customers relocation while all this is going on. But a good renter’s insurance policy with “Temporary Relocation Coverage” would!

Do you require renter’s insurance from your tenants? You should. Some tenant/customer’s feel that they can let their renter’s insurance lapse because they “never use it”.  Never say never. What’s the old saying? “That it is cheap insurance”. You only need it when you need it.  Make sure your tenant/customers have a relocation clause this will really help to take some of the stress out of a rough situation.

The House I bought with a Credit Card!

When I first got into real estate investing, I bought a course about buying houses with “no money down” from one of those late-night TV gurus.   I had a job but zero money to invest so I thought it would be perfect for me!

I found a small rental house that I figured needed about $5,000 of cosmetic repairs, cleanup, paint and carpet etc. I asked the seller to lend me the “fix-up” money and he agreed but, only after I got the bank to lend me the money to buy it.

The bank gave me the loan with 20% down.  (Remember, I had zero money).  So, we began the 30 day due diligence period, appraisals, survey, etc..

During that 30 days I used my credit card to “borrow” the down payment and closed the deal! 
That same afternoon, the seller lent me the $5,000 so I could complete my repairs and have a little money left over to make my first couple of payments!

I have owned this house for about twenty years and cleared an average of $2,000 per year  🙂  Some years even more $. What do you think?  A good use of my credit card?

You might not want to buy a house on your credit card, but I’ve become an expert at helping real estate investors find creative ways to buy rentals and manage them for steady cash flow without the hassles.

What is Affordable Housing?

When searching for affordable living you may have stumbled upon real estate terms such as “affordable housing” and “low-income housing.” Perhaps you are questioning the meaning behind these terms and whether or not you qualify for affordable housing. You may also be questioning where to find affordable housing in your area and where you stand in the housing market.

What is Affordable Housing?

If you are searching for affordable housing you are most likely looking to find housing in your income price range, especially if you are looking for something to assist with low-income family living situations. You may also be wondering whether it is best for you to rent or buy in order to save the most income and which housing benefits you qualify for based upon your income.

How do you qualify for affordable housing?

If you are looking into affordable housing, you may be wondering who is affordable housing for and how do you qualify. You must first make sure you meet the main qualifications. There’s a “sweet spot” in the affordable housing industry. If your income is under 30% of the rent, this housing option may be perfect for you, however if your income is at or slightly above 50 percent of the “Area Median Income” you most likely won’t qualify for housing benefits. The Area Median Income (AMI) is determined by calculating the affordability to rent or purchase an apartment based on the average income in your area.

In my 20’s I was attempting to rent an apartment for me and my new wife. So I began asking financial questions of the older people in my life.  The major item on my mind was how much rent could I afford? I received several answers but the one I landed on was make sure your rent is no more than one week’s pay or 25% of monthly income.  Looking back this was a pretty conservative approach, but it seemed to work for me! Our current business model is that a prospective tenant/customer needs to have 33% of monthly income available for the qualifying rent payment. This has been a proven model now for more than 20 years. And this is how affordability is decided in our world.

Google says, the median income in Greenville city is $48K and in the county $47K a year.  So affordable housing using just these numbers would be around $1335 in rent per month!  But if you dig deeper into the data you see that 43%+ of those counted have income under the median.  So as you build your investment portfolio keep this in mind.  Those earning over the median income may soon become homeowners! Those renting still need “affordable” housing!

The morning last week that I spent in court….

Have you been to court lately? Last week I spent an entire morning in court representing one of our client’s on a summons (bench warrant). The summons to our client who for health reasons was unable to attend concerned the condition of a property that was being updated. After leaving my house at 7:30AM and driving to the court (45min) to arrive on time and hopefully early. (My Dad always said if your not 20 min. early your late). So after waiting for (1.5) hours for court to start plus watching a couple of shackled visitors being brought in, yikes…everything went pretty quick!
The judge told us we had another 60 days to get the place ready! Whew! Thank the good Lord! And then it was time to get out of there!

Unfortunately our agents and staff spend time doing these types of things regularly for evictions, tenant issues and code violations that come up… It’s all part of the job! So how much is your time worth?? What could professional licensed help do for your peace of mind?
